Over the next few weeks, we'll be taking a closer look at some of Dubai's leading developers, decoding the numbers behind the headlines.
Everyone looks like a genius in a rising market.
The real test?
Can a developer convert land, strong demand and ambitious masterplans into completed communities, infrastructure and sustainable long-term value?
Next up: Nakheel.
Nakheel is moving through 2026 with one of the most significant development pipelines in Dubai.
But unlike a conventional residential developer, Nakheel's story is not simply about selling apartments and villas.
It is about creating entire destinations.
From Palm Jumeirah to Palm Jebel Ali and Dubai Islands, Nakheel has been responsible for some of Dubai's most significant waterfront developments.
The scale is impressive.
But scale alone doesn't tell the full story.
Nakheel requires a different lens.
The business is heavily focused on master-planned communities, meaning the developer is responsible not only for residential sales, but also for the infrastructure and destination-building required to support entire communities.
That creates a different set of metrics to watch.
Palm Jebel Ali is perhaps the clearest example.
The project spans seven islands and 16 fronds and is designed as a major new waterfront destination in Dubai's Jebel Ali corridor.
Construction is now well underway.
In April 2026, Nakheel awarded contracts worth more than AED 3.5 billion for 544 villas across Fronds A–F, with completion targeted for Q4 2028.
This follows more than AED 750 million of infrastructure contracts awarded in 2025, covering roads, utilities and other essential infrastructure.
Nakheel has also continued expanding its development pipeline on Dubai Islands.
In April 2026, the developer awarded an AED 527 million infrastructure contract for Island B.
Earlier, a separate AED 169 million contract was awarded for roads and utilities supporting the 636-unit Bay Villas community.
These numbers highlight an important part of the Nakheel story:
Large masterplans require significant capital expenditure before the full value of the residential pipeline can be realised.
When evaluating Nakheel, don't just look at headline launches or sales activity.
Look deeper at:
Strong sales are encouraging.
But for a master developer like Nakheel, the bigger question is:
How effectively
